San Telmo Business School

Applied knowledge to understand the Real Estate of the future

Purpose

The Real Estate Alfil Chair at San Telmo Business School brings academia and business together to reflect, analyse and generate applied knowledge about real estate. Its purpose is to understand the transformations reshaping the sector and help its companies improve their strategic, governance and management decisions. The Chair brings together business owners, executives, experts, academics and institutions to analyse key challenges from complementary perspectives and combine business experience with academic knowledge. Its activities include Advisory Board meetings, meetings with experts, case analysis, reports, articles, technical notes and other initiatives that turn debate into useful, transferable knowledge. Alfil Patrimonial SOCIMI is the Chair’s sponsor.

Objectives

The Chair combines academic ambition and practical focus to generate knowledge that helps companies across the whole value chain anticipate change and make better decisions. Its objectives include:

  • To analyse the transformations and trends affecting Real Estate and its different segments, with particular attention to their business and economic implications.
  • To study business, investment, financing, construction and management models that improve the competitiveness and adaptability of companies in the sector.
  • To assess the impact of the regulatory, territorial, technological, demographic, energy and social environment on real estate activity.
  • To generate and disseminate applied knowledge through case studies, reports, articles, technical notes and other academic and professional work.
  • To encourage the exchange of knowledge and experience among companies, experts, institutions and the academic community, incorporating national and international perspectives.
  • To keep an up-to-date knowledge map of the sector that identifies new challenges, emerging issues and areas relevant to decision-making.
Concept Map: The Real Estate of the Future

The Real Estate of the Future is the frame of reference that organizes the Chair’s activity. We analyse how the major transformations in the environment affect the sector and how companies can respond from three fundamental areas: business models and innovation; corporate governance, management and competitiveness; and finance and business growth.

Policy, regulation and territory

Land regulation, urban planning, housing, taxation and technical standards shape investment, timelines, risks and the ability to deliver projects. The Chair analyses their economic and business effects and their interaction with spatial planning.

Socioeconomic and demographic change

Ageing, household formation, mobility, access to housing and changes in how people live, work and consume are reshaping real estate needs. Understanding these trends helps anticipate shifts in demand and the use of space.

Technology and digitalization

Artificial intelligence, data and new technologies are changing how assets are designed, financed, marketed, managed and operated. The Chair studies their impact on business models, productivity and companies’ competitiveness.

Sustainability, energy and the transformation of construction

Energy efficiency, decarbonization, infrastructure availability, new materials and industrialization are transforming property development and construction. Analysing these changes requires integrating sustainability, economic viability, productivity and delivery capabilities.

The Advisory Board and membership opportunities

The Advisory Board connects the Chair’s academic reflection with the experience of companies and professionals operating across the Real Estate value chain. The diversity of its members brings in perspectives from development, investment, financing, construction, architecture, consulting, technology, professional services and other related fields.

Its members help identify relevant issues, contribute business experience, test lines of work and take part in the Chair’s sessions, cases and activities. The aim is to create a stable space where professional experience and academic analysis complement each other to generate useful knowledge.

The addition of new companies to the Advisory Board seeks to broaden this diversity and add knowledge, experience or perspectives that complement those already present.
